What AC Coil Cleaning Does for Your Home

AC coil cleaning removes the dust, pollen and grime caked on your air conditioner's coils so the system can pull heat out of your home again. A clean coil means colder air, shorter run times and no musty smell blowing out of your vents.

Your system has two coils. The evaporator coil sits inside, on top of your furnace or air handler, often in the attic, a closet or the crawl space. Every bit of air in your home passes through it. The condenser coil sits in the outdoor unit and dumps that heat outside.

The indoor coil is the one that causes the most trouble. It stays cold and wet all summer, so dust sticks to it like glue. In North Atlanta, heavy spring pine pollen and humid Georgia summers make that buildup worse. Once the coil is coated, air cannot pass through it, cooling drops and the damp layer starts to smell. Evaporator coil cleaning clears that layer so the coil works the way it was built to.

Here is the catch most homeowners never hear about. Changing your filter helps, but it does not clean the coil. Fine dust and pollen slip past the filter month after month and settle on the cold, wet fins. In homes with attic or crawl space ductwork, which are common across Gwinnett and Forsyth, the air handler also pulls in dust and humid air through small gaps. That is why a coil can be dirty even in a house where the filter gets changed on schedule.

Dirty Evaporator Coil Symptoms

A dirty coil rarely fails all at once. It gets a little worse every month. If you notice two or more of these, your coil is likely due:

  • The house will not cool down. The thermostat says 72 but the rooms feel warmer, and upstairs is the worst.
  • The AC runs and runs. Long cycles mean the coil cannot move heat fast enough.
  • A musty smell from the AC. That damp, dirty sock odor when the system kicks on often starts at a wet, dirty coil.
  • Weak airflow at the vents. A clogged coil chokes the air before it ever reaches your ducts.
  • Ice on the refrigerant lines or coil. When air cannot get through, the coil can freeze.
  • Higher power bills in summer. The system works harder to deliver the same comfort.
  • More dust and allergy flare-ups. Debris on the coil can break loose and travel through your ducts.

Why a Musty Smell From the AC Points to the Coil

Your indoor coil pulls moisture out of the air all summer. That water runs down the coil into a drain pan. When the coil is coated in dust, the damp layer stays wet longer and starts to smell. Every time the system turns on, the blower pushes that odor through your ducts and out every vent in the house. Air fresheners cover it for an hour. Cleaning the coil and sanitizing the system removes it.

Not sure what is behind the smell or the dust? Test your air first. We measure particles, humidity and VOCs, then tell you exactly what needs fixing.

Our AC Coil Cleaning Process

Every visit follows the same air quality process we use across the house, so you see the problem and the fix.

  1. Inspect. We open up the system, look at the coil and inspect your ductwork for free so we know if the dirt stops at the coil or keeps going.
  2. Quote a flat rate. You get one flat rate before we start. No hidden fees, no surprises.
  3. Deep clean the coil. We clean the evaporator coil to remove the built-up dust, pollen and grime blocking airflow.
  4. Sanitize and deodorize. We treat the system with an EPA-registered sanitizer and deodorizer to knock out the musty smell. UV treatment is available to help keep the coil clean.
  5. Show you the results. You get photos of the coil when we open it up and again once it is clean, so you can see the difference for yourself.

This is full HVAC cleaning focused on the part most companies skip. It is safe for kids and pets, and our team is open 24 hours a day, 7 days a week with same-day service available.

Coil Cleaning, Duct Cleaning or Both?

The coil and the ducts share the same air, so a problem in one usually shows up in the other. Here is how we match the fix to what you are dealing with:

What you noticeMost likely fix
Weak cooling, long run times, ice on linesAC coil cleaning
Musty smell when the AC turns onCoil cleaning plus duct sanitizing and odor removal
Dust on furniture right after cleaningAir duct cleaning, coil checked during the inspection
Smell or grime comes back every summerClean coil plus a UV light for your air handler
Allergies, headaches, no clear causeAir quality testing first

If the inspection shows dirty ducts too, we can handle AC coil cleaning and duct cleaning in one visit. You can also add a dryer vent cleaning to any air duct cleaning for $99, and you get one flat rate for the whole visit after the free inspection.

    FAQ

AC & Evaporator Coil Cleaning Questions

What are the symptoms of a dirty evaporator coil?

The most common signs are a house that will not cool down, an AC that runs for long stretches, weak airflow at the vents, a musty smell when the system turns on, ice on the refrigerant lines and higher summer power bills. You may also see more dust around the house. If you notice two or more of these, call us and we will inspect the coil and your ducts for free with any service.

How much is evaporator coil cleaning?

We give you a free estimate and a flat rate up front, no hidden fees, before any work starts. The rate depends on how dirty the coil is, where the air handler sits and whether your ducts need cleaning too. There are no hidden fees. Call (678) 609-8713 for your free estimate.

Can a dirty AC coil cause a musty smell?

Yes. The indoor coil stays cold and wet all summer, and in humid Georgia weather that damp layer of dust and pollen can start to smell. When the AC kicks on, the odor blows straight through your vents. Cleaning the coil removes the source, and our sanitizer and deodorizer treatment knocks out the smell. If the odor has spread into your ducts, we pair it with duct sanitizing.

How often should AC coils be cleaned?

It depends on your home. Pets, allergies, recent renovation work and heavy spring pollen all load up a coil faster. A good rule is to have the coil checked whenever you notice weaker cooling or a musty smell, and any time you have your ducts cleaned. We look at the coil during our free inspection so you know if it needs cleaning now or can wait.

Can I clean my evaporator coil myself?

You can rinse the outdoor condenser coil yourself, but the indoor evaporator coil is a different job. It is usually sealed inside the air handler in an attic, closet or crawl space, and getting to it often means opening panels and working around wiring and the drain pan. Spray cans tend to clean the surface and leave the packed dirt behind. A professional cleaning reaches the whole coil and comes with photos of the finished job.

Can a dirty coil make my AC freeze up?

Yes. When dust blocks air from passing through the evaporator coil, the coil gets too cold and moisture on it can turn to ice. You may see frost on the copper lines or water around the indoor unit as it melts. Turn the system off and call us. Cleaning the coil restores airflow, and we will check the rest of the system for blockages while we are there.

Does air duct cleaning improve airflow?

It can when the ducts are packed with dust and debris, but weak airflow often starts at the AC coil instead. A coil coated in dust and pollen chokes the air before it ever reaches your ducts, so cleaning only the ducts may not bring the airflow back. If your vents feel weak and the AC runs long, we inspect the coil and your ducts for free with any service and tell you which one is the problem. When both are dirty, we clean the coil and the ducts in one visit for one flat rate.

Will regular duct cleaning help keep heating costs lower?

It can help in some homes, but it is not a sure way to lower your bills, and the coil usually matters more. Every bit of air in your home passes through the evaporator coil, and when dust coats it, airflow drops and the system works harder and runs longer to deliver the same comfort. That shows up as higher power bills, most often in summer. Changing the filter on schedule, keeping the coil clean and cleaning the ducts when they are dirty all help the system move air the way it should.
